Manning of Manning Home Inspection in discussing “what happens in a home inspection?”. Greg will answer your home inspection questions and discuss what happens in a home inspection. The home inspector will check your air conditioning system, including the air handler and the compressor. The compressor, or condensing unit, is located outside the home and should last 10-12 years. The air handler lasts up to 25 years because it is located inside. The air handler is responsible for blowing cool air inside the home. The return houses the air filter, which should be changed monthly, and takes the cool air from inside and sends it back. Air conditioning systems should be services yearly. On the outside of the home, home inspectors will check the pavers, stucco, foundation, roof, attic, insulation, garage doors, hurricane shutters, water supply, electrical disconnect, pool, sprinkler system and more. The home inspector will then note any comments or suggestions on a home inspection report and will leave it up to the buyer and seller to fix any problems.

Refinancing and selling your house are great ways to avoid foreclosure, but ensuring that you get the right mortgage loan the first time is the best way to avoid the threat of foreclosure altogether.

Lisa will explain Citizens homeowners insurance in Florida and how it compares to private insurance companies. Citizens homeowners insurance can not deny anyone in Florida but is largely a last resort insurer. Independent agents and brokers can offer more options if you are purchasing a home or changing insurance companies because of dropped coverage or increased premiums. Premiums can be reduced by increasing deductibles. For damages caused by anything other than a hurricane, such as a pipe breaking or roof collapse, there is the all other peril deductible, which can be set at $500, $1,000 or $2,500. Hurricane deductibles are set at 2%, 5% and 10% of the dwelling amount. There are also discounts available for homes with storm shutters, roof mitigation certificates, alarm systems, homes in gated communities and condos with central sprinkler systems.
