One is for everybody in every state, and the other is for your state only. You have to pass both of these tests. A general business education would be helpful, but you don't need a degree or any other specific type of training before you start real estate school. You can go to a community college for real estate classes, but many real estate companies with sponsor you for classes then you work for that agent -- i.e. he holds your license for you. There usually isn't any kind of time requirement, so even if they paid for you tuition at real estate school, you're not obligated to continue to work there. One tip I can provide you for any state is that you should look into who is hiring and who you want to work for ahead of time. They will usually have a real estate licensing school of their own.
