			<content:encoded><![CDATA[<p>I am inputing listings in the MLS and realtors have been faxing me hard to read input sheets to enter. I waist alot of time calling them back and trying to figure out what they wrote down.<br />
<br />Create a web site form and have them fill it out on line. When you get it back its already filled in and can easily be cut and paste if you still want to waste time (albiet less time than before) entering it. Or have a web programmer take it and automatically send it to where it needs to go.</p>
<p>You can have the site hosted with a database for making them login and have the whole thing secure for less than a 200-300 bucks a year. And you should be able to have the thing designed for something like 8 hours of work at no more than $50/hr if you just shop around.</p>
<p>I would do it for that if you can&#8217;t find anyone reasonable just for the learning experience. I do a lot of database and web stuff and think I could figure out something that would make ya happy. Just let me know if you are interested.</p>

<br />It varies from state to state but I never heard of a real estate diploma usually it&#8217;s a certificate. I would not recommend this course not just because of the housing market but because I feel it would be difficult to make a living off of it. Think about it how often do people move from their homes. every 5-7 years is the average and now you&#8217;re competing against all the real estate agents. It just sounds like a huge head ache.</p>

<p>I live in a rural area and the  offices here are C21, Remax, V.I.P. and Realty Executive. I am Military and will be ending that career in about a year and a half.  </p>
<p>I have talked with C21 and Realty Executives, they said they will hire me part time, I have been a Recruiter and held other sales postions.  I am leaning to C21 becasue its closer to my home and the area in whcih I want to market. </p>
<p>I have read quite a few comments telling people to stay away fom part timers but I cannot quite my job and I have to feed my family so I thought I would get a jump start on a new career.  </p>
<p>When deciding on who to work for what should I look for.  Any advice would be appriciated.<br />
<br />First of all, good luck on your test.</p>
<p>Now, you&#8217;re about to go into business for yourself, no matter where you decide to hang your license remember that they are not &quot;hiring&quot; you. It sounds like you are in an excellent position to transition from the military to your own business. When decided on a company to hang your license with I always suggest to new agents to go with a company that has a good support structure and training. This type of company generally offers a less than generous commission split but that&#8217;s the price you have to pay for training and education. I believe in Missouri you have to be an active agent for 1 year ( i could be completely off here so check you local regulations) before getting your brokers license. That&#8217;s certainly something to think about giving your time frame to retirement from the military. Spend the next year or so learning the business and marketing yourself and then consider getting your brokers license.<br />
Good luck in your new career and thank you for serving our country in your current career!</p>

<br />Better idea is to get a bridge loan from your lender. Anyone who will buy the house under the conditions you are stating will offer you a very low amount. Real Estate people will be very happy fo offer you 50% of what the house is worth and then flip it at a higher price to someone.</p>
