I’m not for sure exactly what the question is or what you’re trying to accomplish…You need somebody to help with financing, and when you sell the property want to split the profit with them? is that what you are looking for?

dividing realestate property?

We own a half acre lot with two rental homes on them. They both run off the same sewer and same water utilities. They do have separate gas and electricity bills. They are no connected. One large house in the front and a small rental in the back. I would like to separate the property. The zoning in my area calls for one living unit for every half acre. We have had two on this property for over 20 years. Can I divide the property and sell a portion? Where do I go to find the information that I need?

I suspect if the zoning says 1 per 1/2 acre you are out of luck selling one off with less thatn that. But as Ace said call the zoning board. You will have a very expensive, in the thousands of dollars, bill for separating that sewer and water lines.

A couple of years back I tried to fight city hall on just such an issue, I lost.

I want to buy foreclosed or abandoned realestate in Jackson County , or within Kansas City, Misiouri… I ride around all the time looking at empty buildings… how do I get a list of properties from the county tax office regards these properties.

you would need to search by lender like bank of america or citi but there is just not a full list at the deeds office. Now all reo’s will at some point be placed into the hands of a realtor

I would like to know how do you get a list of forcloseures and tax lein properties available. i would also like to know what is the best way to work with finances through a bank or a mortgage company.

The Best Place to Start is to Partner with a Local Real Estate Broker. They can point you in the right direction of local forclosure properties and investment opportunities. You may also look for a local investment club to help you get information and started. Many investors like to help you out.

Also, call around and find a mortgage professional you like and that may have a program you can work with. They will need to pull your credit in order to get you point in the right direction from the financial side.

You know your self better than they do or will, so determine based on your personal criteria what, where, and how much?

Is it common, advisable or necessary to put all real estate holdings into a trust fund?

I have several realestate properties and would like to know the advatages or disadvantages.

I would definately encourage you putting your real estate holdings into a trust fund. I believe a trust fund is the same as a corporation. Either way it protects your assets. If you get into a car accident they cannot sue you for your property. It is protected. Also I believe it is part of a will which is always great, ya never know when your number is called! Its better to be protected any way possible.
