forclosed realestate in kansas city missouri?

February 28, 2010 - 5:22 pm 2 Comments

I want to buy foreclosed or abandoned realestate in Jackson County , or within Kansas City, Misiouri… I ride around all the time looking at empty buildings… how do I get a list of properties from the county tax office regards these properties.

you would need to search by lender like bank of america or citi but there is just not a full list at the deeds office. Now all reo’s will at some point be placed into the hands of a realtor

How do you fire a Realtor as a home buyer, not home seller?

February 28, 2010 - 5:22 pm 8 Comments

I have heard that if you attend an Open House without a Realtor, you are then obligated to use the showing Realtor if you decide to pursue that house, and that many unethical Realtor’s use Open Houses for that reason so they can cover both ends of the deal for double commission. Is there any way you can "fire" the selling Realtor after seeing the house and choose a different Realtor to represent you in that sale? I don’t feel comfortable working with someone who is trying to represent the interests of both the buyer and the seller…I want someone to represent my interests solely. What are my options if we already visited an Open House and spoke with the selling Realtor (although we didn’t give any personal information, not even our last name, or sign anything)? This is our first time looking for Real Estate or using a Realtor, and we learned this about the open house obligation after the fact, so any advice would be appreciated. Thanks!
A potential Realtor just told me that if you attend an Open House without a Realtor (ie her), you are then obligated to use the showing Realtor if you decide to pursue that house (she can’t do that sale or show that house), and that many unethical Realtors use Open Houses for that reason so they can cover both ends of the deal for double commission. Oops…obviously this is my first time using Yahoo Questions too!!! I thought it would replace my original details, not double post them. Sorry!

Basically, a Realtor told me that if we had already seen a house without her that she could not represent me in buying that house because I had an obligation to use the selling Realtor. The selling Realtor was pretty horrible, so I would NEVER choose them, but her comment made me feel totally trapped, since we are somewhat interested in the house. Is she full of bull then?

While the above posting are correct – you are NOT obligated to use the Listing Realtor because you saw the home during an open house, DO tell the agent you hire to represent you that you saw the home during an open house. that way your agent can head off any problems before they happen.

Questions about realtors and buying a house?

February 28, 2010 - 5:22 pm 6 Comments

I found a house that I would like to buy. The couple who owns it is going through a realtor to sell it. Is it possible to work with the owners instead so that the costly closing costs won’t be a problem?

The house I’m wanting to buy is $40,000. (I live in rural Indiana). What would the closing costs be?

If I go through the realtor to buy this house, can I get the home loan from the bank of my choice or will I need to use the realtors financing?

This will be my first home purchase and I know nothing about realtors. All help is much appreciated.

the Realtor has nothing to do with closing costs or where you get your funding from, the realtor gets paid a 3% comission wich is paid from the seller, the closing costs all depend on your loan officer thery make the fees now there are some fees thaey cant change like apprasial, title, doc prep, but there are fees they can lower such as loan origination, mortgage broker fee, processing fee, on a loan amount that small i would say your costs will be under 2,500 and they will most likley be rolled into the loan and not have to come out of your pocket.good luck and congrats on the new house

What is the best field of investment, the oil, the stocks market ,or the real estates?

February 28, 2010 - 5:22 pm 3 Comments

Um, after watching what is currently happening to the countries economy I would have to guess oil would be good. The stock market has been slowly dropping along with real estate. If we were to get out of this housing slump the real estate it would be a good investment. The good thing about oil is that the price of it is rising so that means the profit that is coming out of it is quite a good pay. It does flow out of the earth does it not? Please wait for some other opinions, mine may not serve as the most accurate.

tip: i would constantly watch the current economic status for more guidance.

What does it mean when a management/realty office tell you an apt. you applied for is ‘not on the market’?

February 28, 2010 - 5:22 pm 3 Comments

I am awaiting word on the rent fee of a particular apartment I applied for and the management office can’t tell me unless they hear back from the Dept. of Buildings in my city on what they should charge for rent. Is there such a thing?

not on the market means it is not available–rented out-taken.

management office is giving you the stall job.. dept of bldg going to give then a rent figure…
complexes make no money on empty apt… they going to fill them asap.. you have been passed over>>>>>>>>>

Share accommodation networks in Sunny/Gold/Tweed Coasts?

February 28, 2010 - 5:22 pm 1 Comment

Are there any classifieds or online listings for rental and share accommodation in the South East Queensland area, barring Brisbane? Domain and Realestate are dominated by metro ads.

share-accommdation.net
and au.easyroommate.com

I’ve been looking for stuff in Townsville with them and have had a lot of luck, I’m sure you will be able to find something for your region through them as well.

How long does your first period last for?

February 28, 2010 - 5:22 pm 5 Comments

I got my first period today and it’s realty heavy. I am a healthy 14 year old. I do sports everyday of the week if that helps. Please tell me how long your first period was and how long my is likely to be.

It’s different for everyone, so there is no way of predicting it. Mine was like 2 days but the first year is really irregular, uneasy to predict.

How can I start investing in realestate so I can create a cash flow?

February 28, 2010 - 5:22 pm 3 Comments

I don’t have any money for down payments, my income is low, (about 3,500 per month), my credit score is low, and I’m in the process of selling my home in a short sale. I want to create this cash flow as a means of supplement income and then eventually my main source of income. Is this doable?

You may have to wait a bit, but don’t worry, housing prices will probably drop some more.
I suggest buying a rental unit and living in it. Your tenants can pay your mortgage-or at least most of it. Research the tenant-landlord laws in your area as well as financing options and prices of multi-unit homes.

Help Please?

Today my Husband and I went to closing, the first problem was the tilte comp/lawyer attempted to use the money provided by the seller to pay for cost that my bank already paid for as wel as not place the contribution on the HUD needless to say after I advised them I am a closing agent the hud was changes and reflected a 600 diff. in the contract we asked for a septic clearance letter and termite clearance letter. We got the termite but instead of the seller providing a clearance letter they got the septic tank pumped we walked away because we refuse to closed without the septic clearance letter. My realestate agent advised us they have the receipt from the comp that pumped the tank we did not feel comfortable and advised them to provide the clearance from the county or give us our earnest money back. Is this a breach of contract and what can we do because our realtor seems to be working for the seller and not us as she suppose to be a buying agent

With the details provided I would say if the seller didn’t provide the ‘letter’, they are in breach. Also your agent is walking a thin line on the Fiduciary owed you.

I would write a letter to the agent (cc the broker) calmly pointing out the facts and that you intend to seek all actions and remedies afforded you by contract and law.
